The Shire has received a structure plan to allow for residential development of Lot 102 Bussell Highway, Cowaramup. The structure plan shows the intended development layout for the site, including the lot layout, road locations, public open space and access points to the site.
The Shire’s Local Planning Strategy earmarked this site for short term development and the modifications proposed to the structure plan will bring the document inline with contemporary planning practices facilitating development. Community feedback is being sought on the proposed modification to residential densities, access points and public open space locations.
The key changes proposed are summarised below:
Amend the residential density coding from Residential R10, R15 and R30 to Residential R12.5, R25, R30 and R60;
Removing the previously proposed ‘Lifestyle Village’ and replacing with a combination of Public Open Space and Residential lots;
Amending the Club and Sports facilities area with an R60 Residential lot.
Revising the open space allocation and layout;
Revising the indicative road layout; and
Revising the entry point to the structure plan area to align with the existing entry to the residential subdivision on the east of Bussell Highway.
